As standard, smoke and carbon monoxide alarms are checked, a Legionella Risk Assessment provided, inventory report, How To Rent Guide issued and the Tenancy Agreement.
Gas Safe
All gas appliances require a valid Gas Safe certificate
Energy Performance Certificate
All properties must have a valid EPC prior to letting and must have a rating of E or better
Electrical Certificates
The electrics in a property must be safe. New legislation will come into effect on the 1st of June 2020 which will require all new lettings to have an Electrical Safety Test carried out and a Safety Certificate in place from the 1st of July 2020. For all existing lettings a Certificate is required from 1st of April 2021, with each certificate valid for 5 years
Alarms
Smoke alarms are required in all properties and must be in date and working at the start of the tenancy
Carbon monoxide alarms are required where there is a gas boiler or an open fireplace or wood/coal burning stove.
